Supervisors approve Valley Commerce rezoning application

Plans for a massive flex industrial park on the outskirts of Purcellville took a major step forward this week. The Loudoun County Board of Supervisors voted June 2 to approve a rezoning application for Valley Commerce, a project that will bring nearly 1 million square feet of industrial and commercial space to the area.

The development, which has been in the works for months, is designed as a flex industrial park. That means the buildings can be adapted for a mix of uses, including light manufacturing, warehousing, office space, and distribution. The site is located outside Purcellville's town limits, in an area that has seen growing demand for industrial space as Northern Virginia's data center and logistics sectors continue to expand.

Supporters of the project argued it will bring jobs and tax revenue to western Loudoun, an area that has often focused on preserving its rural character. They pointed to the need for more employment centers closer to where people live, reducing long commutes to eastern Loudoun or Fairfax County.

Opponents raised concerns about traffic, noise, and the visual impact of such a large industrial complex in a semi-rural setting. Some worried it could change the character of the Purcellville area, which has long been a quiet bedroom community.

The board's approval came with conditions. The developer agreed to limit certain uses, improve nearby roads, and add buffers between the industrial buildings and neighboring homes. Construction is expected to begin in phases, with the first buildings ready for tenants within the next two years.
